Moving to a smaller home

Financial assistance towards the costs of moving

Camden Council tenants thinking about moving to a smaller home, or exchanging their home with an overcrowded family, may be able access  financial support to help with the costs of moving.  

In Camden, over 1000 council or housing association tenants live in a home with more bedrooms than they need. Downsizing helps residents avoid paying the social sector size criteria (“bedroom tax”) and keep heating and other bills down. It also offers an overcrowded family a new start, moving into a home that is more suited to their growing family.

We understand that moving is a daunting task, and that any savings may not seem worth the hassle. In October 2017 we carried out a pilot and changed the payment amount tenants who were either moving to smaller homes, or leaving Camden tenancies received. The pilot ended and we used the results to make revisions to what we offer (from the Tenants Option Fund (TOF).

The new payments will take effect from 1 November 2018 and the revised amounts are:

Adult Non-Dependants:

Please note: if an additional property is allocated to your adult non-dependant, you will NOT be entitled to the Tenants Option Fund if the combined bed-sizes of the 2 or more properties are equivalent to the property you are releasing.

     e.g. if you are giving up a three-bed property and we assist you into a two-bed and your adult non-dependent into a one-bed, you will not receive a payment.

If we have allocated a home to your adult non-dependent(s), we will take this into consideration when calculating the amount of Tenants Options Fund payment you will receive.

     e.g. if you are giving up a three-bed property and we assist you into a one-bed and your adult non-dependent also into a one-bed property, you will only receive a payment for releasing one bedroom.

We may also be able to support you with reasonable moving costs and provide you with other forms of practical help.

If you have any rent arrears, these will be taken off your payment. All payments will be made to the bank account of the named tenant after you have returned your keys and we have been notified of a tenancy start date.

You are not entitled to a payment from the fund if you are moving:

  • to a larger socially rented home in Camden
  • to a social rented home of the same size in Camden
  • out of borough through a mutual exchange

If you are moving home and would like to apply for funding you will need a complete an application form, which can be downloaded below.

Applications to the Tenants’ Options Fund should be made with three months of moving. Payments will not be made if you moved over a year ago.
